HomeCast (“HomeCast,” “we,” “us,” or “our”) is committed to protecting your privacy. This Privacy Policy explains how we collect, use, disclose, and safeguard information when you visit yourhomecast.com or use our property intelligence services (collectively, the “Service”).

HomeCast is operated by Justin Berger, based in Asheville, North Carolina, USA.

By using the Service, you agree to the collection and use of information in accordance with this Privacy Policy. If you do not agree, please do not use the Service.

2. Information We Collect

2.1 Information You Provide Directly

When you request a HomeCast report, we collect:

  • Your full name
  • Your email address
  • Your phone number
  • The property address you submit
  • MLS number (optional)
  • Year built (optional)

2.2 Information Collected Automatically

When you visit our website, we automatically collect:

  • IP address
  • Browser type and version
  • Device type and operating system
  • Pages visited and time spent on pages
  • Referring website
  • Date and time of access

2.3 Cookies and Tracking Technologies

We use cookies and similar tracking technologies, including:

  • Google Analytics: We use Google Analytics to understand how visitors use our site. Google Analytics uses cookies to collect anonymized data about your visit. You can opt out of Google Analytics by installing the Google Analytics Opt-Out Browser Add-on at https://tools.google.com/dlpage/gaoptout.
  • Google reCAPTCHA v3: We use reCAPTCHA to protect against spam and abuse. Use of reCAPTCHA is subject to Google’s Privacy Policy and Terms of Service.

3. How We Use Your Information

We use the information we collect to:

  • Generate your HomeCast Property Intelligence Report
  • Deliver reports to you via email
  • Send transactional communications about your report
  • Send occasional product updates and educational content (with your consent)
  • Send SMS messages related to your report or account (with your consent — see Section 4)
  • Share your name, email, and the property address with a local home inspector for lead-generation purposes (see Section 6)
  • Improve our underlying data, algorithms, and report quality
  • Detect, prevent, and address technical issues, fraud, or abuse
  • Comply with legal obligations

We do not sell your personal information. We do not share your information with advertisers, data brokers, or marketing networks.

4. SMS Communications and 10DLC Compliance

If you provide your phone number and consent to receive text messages, we may send SMS messages related to your HomeCast reports, account updates, and promotional content.

Consent: By submitting the form on our website, you agree to receive SMS messages from HomeCast. Message and data rates may apply. Message frequency varies.

Opt-Out: You can opt out of SMS messages at any time by replying STOP to any message. For help, reply HELP or contact us at justinb@yourhomecast.com.

No Sharing of SMS Data: We do not share your phone number, opt-in status, or any SMS-related data with third parties for their marketing purposes. SMS opt-in data is used solely to deliver messages you have requested.

Carrier Disclaimer: Carriers are not liable for delayed or undelivered messages.

This policy complies with A2P 10DLC requirements, the Telephone Consumer Protection Act (TCPA), and CTIA messaging guidelines.

5. How We Share Your Information

We may share your information only in these limited circumstances:

  • Service Providers: We share data with trusted third-party service providers who help us operate the Service, including Amazon Web Services (AWS) for hosting and storage, Amazon Simple Email Service (SES) for email delivery, GoHighLevel (GHL) for CRM and communication infrastructure, ATTOM Data for property records, and Google for analytics, security, and property visualization.
  • Local Home Inspectors: See Section 6 for details on how we share agent information with local inspectors for lead-generation purposes.
  • Legal Requirements: We may disclose information if required by law, subpoena, court order, or to protect our rights, property, or safety.
  • Business Transfers: If HomeCast is acquired or merged, your information may be transferred as part of that transaction. You will be notified of any change in ownership or use of your information.

We do not sell your personal information to third parties under any definition of “sale,” including the broad definition under the California Consumer Privacy Act.

6. Sharing Agent Information with Local Home Inspectors

HomeCast operates as a lead-generation tool for local home inspection professionals. When you submit a report request as a real estate agent, we share the following information with a participating local inspector:

  • Your name
  • Your email address
  • The property address you submitted

What is NOT shared: We do not share your phone number, the homeowner’s information, the buyer’s information, MLS number, or any other report data with inspectors.

Purpose: The inspector may use this information to follow up with you regarding inspection services for the property. This allows local inspectors to offer their services for transactions where their expertise is most relevant.

Your control: If you do not want your information shared with a local inspector, do not submit a report request. By submitting the form, you consent to this sharing. You may also email justinb@yourhomecast.com to request that your information be removed from our inspector network at any time.

HomeCast is independent from the inspectors we share leads with. We do not control how inspectors handle the information we share, but we require participating inspectors to comply with applicable privacy laws.

7. Data Storage and Security

Your data is stored on Amazon Web Services (AWS) infrastructure located in the United States. AWS maintains compliance certifications including SOC 1, SOC 2, ISO 27001, and others.

Security measures include:

  • Encrypted storage volumes (data at rest)
  • TLS encryption for data in transit
  • Authenticated email domains using DKIM and SPF
  • Bot filtering and reCAPTCHA on form submissions
  • Limited internal access on a need-to-know basis

No method of transmission or storage is 100% secure. While we work to protect your information, we cannot guarantee absolute security.

8. Data Retention

We retain your information for as long as necessary to fulfill the purposes outlined in this policy:

  • Report submissions: Retained for up to 7 years for service quality, audit, and legal compliance
  • Email communications: Retained until you opt out, then anonymized
  • Analytics data: Retained per Google Analytics default settings (up to 26 months)

You may request deletion of your data at any time (see Section 9).

9. Your Rights and Choices

9.1 All Users

Regardless of where you live, you may:

  • Request a copy of the personal information we hold about you
  • Request correction of inaccurate information
  • Request deletion of your account and associated data
  • Opt out of marketing emails (via the unsubscribe link in any email)
  • Opt out of SMS messages (reply STOP)
  • Request removal from our inspector lead-sharing network

9.2 California Residents (CCPA/CPRA)

If you are a California resident, you have additional rights under the California Consumer Privacy Act (CCPA) and California Privacy Rights Act (CPRA):

  • Right to Know: You may request disclosure of the categories and specific pieces of personal information we have collected about you in the past 12 months.
  • Right to Delete: You may request deletion of personal information we have collected from you, subject to certain exceptions.
  • Right to Correct: You may request correction of inaccurate personal information.
  • Right to Opt-Out of Sale or Sharing: HomeCast does not sell or share your personal information for cross-context behavioral advertising. You have the right to opt out if this changes.
  • Right to Limit Use of Sensitive Personal Information: We do not collect sensitive personal information as defined by the CPRA.
  • Right to Non-Discrimination: We will not discriminate against you for exercising any of these rights.

To exercise California rights, email justinb@yourhomecast.com with the subject line “California Privacy Request.” We may need to verify your identity before fulfilling the request. You may also designate an authorized agent to make a request on your behalf.

9.3 Other State Privacy Laws

If your state has enacted comprehensive consumer privacy laws (Virginia, Colorado, Connecticut, Utah, and others), similar rights may apply. Email justinb@yourhomecast.com with your request and the state where you reside.

10. Children’s Privacy

HomeCast is not intended for use by individuals under the age of 18. We do not knowingly collect personal information from children. If you believe we have collected information from a child, contact justinb@yourhomecast.com and we will promptly delete it.

11. Third-Party Links

Our Service may contain links to third-party websites. We are not responsible for the privacy practices of those sites. We encourage you to read the privacy policies of any third-party site you visit.

12. Property Data Sources

HomeCast integrates with the ATTOM Data API to retrieve permit history and property characteristics. ATTOM is a licensed public-record data provider. We do not access private or off-market information.

The HomeCast inspection intelligence layer is built from professional home inspection reports, anonymized and stripped of personally identifiable information. Homeowner names, contact information, and transaction details are never exposed in HomeCast reports.

13. Changes to This Policy

We may update this Privacy Policy from time to time. Material changes will be communicated to active users by email and reflected in the “Last Updated” date at the top of this page. Continued use of the Service after changes are posted constitutes acceptance of the revised policy.
